Overview
The Maintenance Supervisor is responsible for the maintenance, renovation, repair, and upkeep of all buildings, grounds,
and facility equipment, ensuring the safe operational readiness in accordance with current codes.
Under the direction of the Director of Facility Management, this position is responsible for managing the maintenance
personnel to ensure that the buildings, grounds, and hospital equipment are maintained in optimum operating
condition creating a safe, comfortable environment.
Responsible for the maintaining the facility preventive maintenance program.
Responsible for providing sound and professional advice to the Director of Facility Management, CCEO, CCOO, System
leadership, architects and construction firms on current and proposed construction projects and major equipment
purchases.
Responsibilities
Manages the physical facilities to create a safe and comfortable environment for patients and staff, in accordance with
existing codes and regulations.
Develops, implements, and maintains a preventive maintenance program for hospital building and equipment.
In collaboration with Director of Facilities, manages the personnel function by interviewing, selecting, evaluating,
disciplining and terminating personnel or recommending such action as necessary.
Assures that employees receive orientation and required in-service training and that they maintain required licensure or
certification.
Evaluates and determines priorities of approved work request and schedules work load accordingly.
Inspects and may directly supervise major repair work and installation.
Oversees repair services or contract labor services to assure they are performed in accordance with contract and
regulatory requirements.
Reviews specifications of major equipment and makes recommendation concerning purchase and installation of same.
Determines repairs and preventive maintenance required by inspecting equipment and plant.
Oversees maintenance, preventive maintenance and repairs of boiler, chillers and cooling towers.
Reviews tests performed by maintenance personnel and takes appropriate action.
Insures that fire alarms, sprinkler system, and fire hydrants are operating properly, and verifies Life Safety Inspection
services are conducted on schedule.
Assures any life safety inspection deficiencies are corrected within the timeframes that are mandated by regulation.
Works with the Director of Facilities to develop and maintain an energy conservation program.
Coordinates and/or serves on safety program and makes recommendations to the Facility Director and Administration to
insure a safe working environment.
Conducts surveys as requested by the Administrator, determines amount and type of material involved for proposed
extension of service and requisitions required supplies, as approved by Administrator, from central purchasing or
stores.
Maintains adequate stock of supplies and equipment as required for the maintenance and operation of the hospital and
corresponds with purchasing and vendors recommended by Purchasing or System Facility leadership as required regarding price, shipment, etc.
May maintain master key control for the unit, issue keys to authorized personnel following predetermined methods and reproduce keys following established procedures.
Assures that environmental testing is conducted on schedule and that identified deficiencies are corrected in a timely manner Performs other related duties as required or necessary.
The Maintenance Supervisor may supervise maintenance and clerical personnel.
Qualifications
Education
Bachelor’s degree preferred, Associate Degree or Maintenance Trade Technical Degree
Minimum Work Experience
Five years in engineering, healthcare maintenance, construction management or building/construction regulatory inspection.
Required Skills, Knowledge, and Abilities
The minimum requirement is five (5) years’ experience in one of the following trades: electrical, plumbing/med gases, carpentry, refrigeration, plant mechanics, or institutional maintenance. Five (5) years’ experience in the operation and maintenance of a steam generating plant, preferred. Supervisory/management experience preferred. Experience in operation and maintenance of hospital power plant supervision desirable.
